Monitored PCCs
Periodic inspections by a RICS Chartered Building Surveyor as the works progress, culminating in a Professional Consultants Certificate at the end. The classic route where the build is starting from scratch or partway through, recommended when the lender wants inspection at multiple stages. Valid for six years from the final inspection.
Retrospective PCCs
Already finished the build, conversion or extension? We can issue a Professional Consultants Certificate retrospectively. We base the certificate on a single comprehensive site inspection combined with a review of your Building Control approvals, drawings and any other relevant documentation.

The former name for a Professional Consultants Certificate. Because PCCs are often issued by architects they are sometimes still referred to as Architects Certificates, or CML Certificates from before the UK Finance / Council of Mortgage Lenders merger. Either way, we issue the up-to-date PCC that lenders recognise today.
Monitoring Surveys
Standalone monitoring inspections during construction to confirm the build is progressing in line with approved plans, Building Regulations and good practice. A separate engagement from issuing a PCC, sometimes specified by lenders or by larger developments.

Deposit Payment
Once your details are submitted, pay the £300 deposit to confirm your booking and lock in your fee.
Site Inspection
We arrange a site visit with a local RICS Chartered Building Surveyor and request your plans, Building Control consents and any other relevant documents.
Certificate Delivery
After the visit we issue the final invoice. Once payment is received your Professional Consultants Certificate is delivered by email, usually within 7 days of the inspection for retrospective PCCs. A 3-day priority service is available for an extra fee.

Retrospective PCC — additional £250
An additional £250 fee applies when works are already complete and the certificate is issued retrospectively. This covers the extra checks needed for post-completion inspections.
Deposit secures your booking
Pay a simple £300 deposit to lock in your PCC. The balance is invoiced after the site visit and is due before the certificate is released.
