If you're planning a self-build or have just finished one, a PCC is almost certainly what you need to satisfy your mortgage lender. Here's what self-builders should know about monitored and retrospective certificates.
Building your own home is one of the most satisfying things you can do. You've made the decisions, managed the project, and ended up with something that's properly yours. The last thing you want is to hit a wall when it comes to sorting the mortgage or putting the property on the market.
A Professional Consultants Certificate is what prevents that wall from appearing. And the earlier in the build process you bring one in, the smoother everything goes.
Why self-builds so often end up without a warranty
NHBC Buildmark warranties are great, but they're built around a model that suits large-scale housebuilders who register their sites and their contractors upfront. If you built your home yourself, or through a small local contractor who wasn't NHBC-registered, getting a warranty retrospectively is either very difficult or very expensive. A PCC fills that gap. Lenders know this, which is why the UK Finance Mortgage Lenders' Handbook explicitly allows a PCC as an alternative to a structural warranty.
The ideal approach: get us involved before you break ground
If your self-build hasn't started yet, or you're still in the early stages, now is exactly the right time to bring in a RICS-regulated surveyor. This is called a monitored PCC, and it's the cleanest route available.
How it works: one of our surveyors visits at each key stage of the build, typically foundations, superstructure, roof structure, first fix, second fix, and completion. We sign off at each milestone, and once the final visit is done the PCC is issued within 1 working day. Every major lender accepts a monitored PCC without question, and because we've been alongside the build from the start, the process is fast and straightforward at the end.
Getting us in early also helps if you have a self-build mortgage that releases funds in stages. We report directly to your lender at each milestone, which keeps the money flowing and removes one of the most common causes of self-build delays.
Build already finished? A retrospective PCC still works
If your self-build is already complete and there was no monitoring in place, don't worry. We can issue a retrospective PCC based on a thorough inspection of the finished property and whatever documentation you have. Most lenders accept retrospective certificates, though it's worth checking with yours specifically, and we'd always recommend doing that before you instruct us.
When do you actually need a PCC?

- Selling the property and the buyer's lender asks for certification
- Remortgaging or switching to a better rate
- Releasing equity
- Unlocking stage payment drawdowns from your self-build mortgage lender
What documents are useful to have?
- Planning permission for the build
- Building regulations approval and any stage sign-offs
- Structural engineer's calculations or report
- Completion certificate from building control
- Architect's drawings, as-built if possible
